We have access to a range of products and services that have been designed with you in mind. We can also offer support with day-to-day cash management* and the opportunities available when it comes to specialist borrowing. We don’t simply base our advice on just your finances either; instead, we take the time to get to know our clients with a holistic approach, advising with options that will fit with your lifestyle, family and financial objectives. No matter where you’re at in your mortgage journey, our advisers are here to talk you through the process and help put you in control of your finances and future.

How we work

Tailored mortgage advice that makes sense

We understand that taking out a mortgage can be complicated, whether it’s your first mortgage or your third. Our goal is to reduce the confusion around mortgage advice, helping you achieve your property objectives with a clear understanding about what to expect from your loan.

When you sit down with one of our advisers, either face to face or online, we’ll take the time to get to know you and your requirements, advising on how to effectively manage your finances, find the right mortgage, or investigate additional lending. Once we’ve gained a well-rounded idea of your specific situation and circumstances, we can introduce you to an appropriate provider.

We offer a comprehensive range of first charge mortgages from across the market, which lenders make available to mortgage intermediaries, for which we will be paid a procuration fee by the lender.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Less well-known is that children can also have a pension fund as soon as they are born – and setting one up can bring significant tax advantages. Even if your child is a non-taxpayer, they will still get basic-rate tax relief on contributions. That means a maximum of £2,880 a year is automatically grossed up to take account of tax at 25%, giving an annual investment of £3,600

What we offer

Mortgages look different for everyone; our mortgage planning service is about exploring your options and investigating the market to present you with as many relevant choices as possible – putting the power back in your hands.

First-time buyer mortgages

Being a first-time buyer is an exciting time, but it’s crucial that you understand all the options available to you when taking out a mortgage loan. Our advisers carry out the research, providing information clear and succinctly without unnecessarily confusing jargon.

Existing mortgage holders

Whether you’ve spotted a more promising mortgage offer from another lender or are simply curious about what options might be available to you, our advisers are available to talk you through switching or remortgaging to help your money go further.

Moving house

No matter where you move next – whether you’re upsizing, downsizing, or simply after a change of location – our mortgage planning advice can help you find the most suitable mortgage option.

Buy-to-let mortgages

Considering purchasing a property to rent out? Buy-to-let mortgages come with their own specific conditions to understand, but with advice from the team at Lester Brunt you’ll soon have a much clearer understanding of the options available to you.

Equity release mortgages

Equity release can be used for a variety of scenarios; the process frees some of the value tied up in your property. This money could then be used to help a family member get on the property ladder, pay off debts or make a substantial purchase. Talk to one of our advisers for more information.

Your home or other property may be repossessed if you do not keep up repayments on your mortgage.

Equity Release is a lifetime mortgage or home reversion plan. To understand the features and risks associated with such products, please ask for a personalised illustration.

Helping loved ones onto the property ladder

The difficulties facing younger people joining the ranks of homeownership are well-reported, with renting often now stretching well into one’s thirties and beyond. Consequently, an increasing number of parents and grandparents are stepping in to help children onto the housing ladder. We’re here to help families find ways to support loved ones buying their first home.

Mortgage protection advice

As well as providing advice about different mortgage options, our advisers can offer information about mortgage protection – a way to prepare for the unexpected. When taking out a mortgage, or loan, you become tied to a contract of repayments which are usually based on your current income. If your circumstances were to change, for example through illness or another life-changing event, it may become difficult to meet the repayments. We provide advice and services covering all forms of life insurance, critical illness cover and disability insurance, preparing you and your family for all eventualities and making it easy to know what options are available to you.

Mortgage planning that focuses on the life you want

When it comes to mortgages and your home, we understand how much of an impact your decisions can have on yourself and your family. Our aim is to provide more than just accurate mortgage advice – we look to provide tailored advice that focuses on your current situation and future goals, helping you achieve your objectives both with your mortgage and beyond.

Your home may be repossessed if you do not keep up repayments on your mortgage.
